The Willow St Ives site had been on the open market with an approved development consent for some time when Northpoint was asked to prepare two cost plans based on alternate designs in a bid to assess potential opportunities for our client. One cost plan was based on the approved development consent version which incorporated three basements, while the second cost plan was based on an alternate scheme proposed by Giles Tribe Architects which achieved compliant parking with only two basements required. The savings achieved by the Giles Tribe alternative was more than one million dollars. The Giles Tribe alternative, combined with Northpoint’s cost exercise and value engineering, created an advantage for our client in their negotiations to secure the site.
