The Officeworks building comprised 4,700m2 of retail and commercial space over four levels of basement parking. Northpoint was engaged at concept stage to provide cost planning for the future development and provided engineering advice and construction methodology relating to excavation and shoring. In a bid to overcome the significant challenges of shoring from within the property, Northpoint was also able to negotiate permission to anchor beneath the neighbour’s property, allowing the four-level basement excavation to be shored efficiently via piling and anchors rather than from within the property boundary. The savings achieved by this exercise alone exceeded one million dollars and saved six months off the construction program. Northpoint also value managed a $550,000 saving on the structural elements of the building. Northpoint was also responsible for the coordination and incorporation of the Officeworks design brief into the construction documentation. On completion, the Officeworks building was able to be valued on a “premium commercial” basis rather than the forecast “B grade” standard, representing a testament to the quality of the build.
