The original proposal for the site was a commercial/residential tower with two levels of underground basement parking within the water charged soils of the Richmond basin. Against the backdrop of a sliding property market, Northpoint recognised that the proposal would not be feasible, and so took the initiative to propose an alternate scheme for a stand-alone supermarket facility. After an approach to the supermarkets directly, Northpoint formulated a design scheme and feasibility, and put it to the client for consideration. Northpoint’s proposal involved deleting the original proposal altogether and proposing a supermarket on grade with rooftop parking to avoid excavation in the water-charged soils and excluded any residential component. The practical, outside of the box logic applied by Northpoint appealed to both our original client, the Hanna Group, and to Franklins, and resulted in a totally successful outcome for all stakeholders.
